How to Start a Family Entertainment Centre (FEC) in India

6 min read

A step by step guide to starting an FEC in India, from choosing your audience and site to budget, licences and launch.

A family entertainment centre, or FEC, is one of the fastest growing leisure formats in Indian cities. Families want safe places to spend weekends together, and young adults want something better to do than another cafe. If you are thinking about starting an FEC, this guide walks through the steps in order, from concept to opening day.

Step 1: Decide who your FEC is for

Everything else follows from your main guest. An FEC built for children under 10 looks very different from one built for teenagers and office groups. Decide your core audience and one or two secondary ones:

  • Young families: soft play, carousel, gentle rides, party rooms.
  • Teenagers and college students: VR, trampolines, drone racing, escape rooms, arcade.
  • Adults and corporate groups: axe throwing, bowling style games, mechanical bull, team challenges, a proper cafe or bar.

Step 2: Pick the right location

FECs succeed in malls, high streets with parking, and standalone sites near large residential areas. Look for at least 4,000 to 5,000 sq ft for a small FEC, good visibility, easy parking and a catchment of families within 20 to 30 minutes. Check that the building allows the use, has fire exits in the right places, and has enough power for rides and air conditioning.

Mall or standalone?

A mall gives you ready footfall, parking, security and food nearby, but rent is higher and you work within mall rules on hours, signage and fit out. A standalone site gives you more space and freedom for taller attractions and outdoor areas, but you must create your own footfall through marketing, school tie ups and events. Many first time owners start in a mall to learn the business, then open a larger standalone centre once they know what their guests love.

Step 3: Build a balanced attraction mix

A strong FEC mixes four kinds of attraction so every member of a group finds something:

  1. A visible anchor that people see from outside, such as a carousel, climbing wall or a themed walk-through.
  2. Active play for energy: trampolines, soft play, ninja style obstacles.
  3. Competitive games for groups: axe throwing lanes, a mechanical rodeo bull, air hockey and arcade.
  4. Immersive experiences: a 360 degree VR ride or a 9D cinema that people talk about.

Step 4: Work out the budget

FEC budgets vary widely with size and finish. The table below gives indicative ranges for Indian projects:

FEC sizeAreaIndicative attraction budgetIndicative total with fit out
Small4,000 to 8,000 sq ftRs 40 lakh to Rs 1 croreRs 70 lakh to Rs 1.8 crore
Medium10,000 to 20,000 sq ftRs 1 crore to Rs 3 croreRs 2 crore to Rs 5 crore
Large25,000 to 50,000 sq ftRs 3 crore to Rs 8 croreRs 5 crore to Rs 14 crore

Fit out covers flooring, ceilings, lighting, air conditioning, theming, ticketing counters, party rooms, toilets and the cafe. Air conditioning and theming are often bigger than owners expect, so get those estimates early.

Step 5: Licences and approvals

Requirements differ by state and city, but most FECs need some mix of the following. Check with a local consultant for your exact list:

  • Shop and establishment registration and GST registration.
  • Fire NOC for the premises and occupancy approval for the use.
  • Entertainment or amusement licence where your state requires one.
  • FSSAI licence if you serve food, and an excise licence if you serve alcohol.
  • Public liability insurance for guests.

Step 6: Plan operations before you open

The best equipment will not save a badly run centre. Before opening, decide:

  • Pricing: single tickets, time based passes, combo cards or a reloadable game card.
  • Staffing: roughly one trained attendant per active attraction at peak, plus floor managers and cleaners.
  • Booking: online booking for parties and groups, and a simple waiver system.
  • Safety routines: daily checks, written operating procedures and incident logs for each attraction.
  • Maintenance: a spares kit and a service plan for every machine.

Step 7: Market the launch

Start talking about the FEC two to three months before opening. Run a soft opening for local schools and housing societies, invite food and family influencers, and offer founding member passes. Birthday party packages should be bookable from day one, because parties are the steadiest income in most FECs.

A mechanical bull is cheap to run and draws a crowd of watchers too.

Step 8: Plan the money side

Before you commit, build a simple monthly model. Most FECs earn from four streams: walk-in play, birthday and group parties, school and corporate bookings, and food. Indicative splits in a healthy centre are 45 to 55 percent walk-in play, 20 to 30 percent parties and groups, and 15 to 25 percent food and merchandise.

On the cost side, rent and staff are usually the two largest lines, followed by power, maintenance and marketing. A good target is to keep rent below 15 to 20 percent of revenue and staff below 20 to 25 percent. If your model only works with rent above that, either the location is too costly or the centre is too small for it.

A realistic timeline

  1. Month 1: concept, audience, site shortlisting and budget band.
  2. Month 2: final site, measured drawings, attraction layout and quotes.
  3. Months 3 to 5: approvals, fit out, ordering and delivery of attractions.
  4. Month 6: installation, staff training, soft opening and launch.

Imported attractions can take 8 to 14 weeks to arrive, so place orders as soon as the layout is fixed.

Common mistakes to avoid

  • Buying attractions before the floor plan and ceiling heights are fixed.
  • Too many kids only attractions, so parents and teenagers get bored.
  • No party rooms, or party rooms too small for real group sizes.
  • No budget for refresh, so the centre feels old after two years.

Questions buyers ask

How much does it cost to start an FEC in India?

A small FEC of 4,000 to 8,000 sq ft typically needs Rs 70 lakh to Rs 1.8 crore including fit out. Medium and large centres run from Rs 2 crore upward.

How long does it take to open an FEC?

Plan for 4 to 8 months from final layout to opening, depending on fit out, approvals and the lead time of imported attractions.

Is an FEC a franchise or my own brand?

You can do either. Many Indian owners build their own brand because it gives them full control of the attraction mix and pricing.

What safety standards should FEC equipment meet?

Play equipment typically follows EN 1176, and amusement rides follow ASTM F2291 or EN 13814. Ask for the standard each item meets in your quote.
